Selling Your Home Yourselves....
It can be done.
According to NAR figures for 2006, 86% ended up listing their homes with
a realtor after trying to sell it themselves. A portion of
the 14% took their homes off the market and some sold it themselves.
Some of the successful sellers are nearly professional, experienced
builders or sellers. Some were lucky in finding a buyer, but
these were the exceptions.
The 86% who ended up listing their homes after a trial of selling it
themselves usually found that:
1. Limited number of potential buyers knew about the home.
Since FSBO's can't list their homes on the MLS - Multiple Listing
Service in Washington County, only a few drive-by's or a few attracted
by an ad in the paper responded. Ads attracted more real
estate agents than buyers.
2. Usually the home is overpriced or attracted buyers who want a
"bargain" and will only make too low offers. Most buyers
believe their
home is worth more than the "comparables." Using an realtor
can provide
current market condition figures, an assessment or comparables within
your selling neighborhood. An agent can give an outsider's
view and tips of improving the selling appeal of your home and yard.
Curb appeal is very important is enticing the looker to consider your
home.
3. Buyers feel more comfortable with a realtor showing them the
home rather than the buyers. They feel un-comfortable
is discussing the benefits or the negatives of the home with the owners.
A good real estate agent provides
a better climate and less emotional state between sellers and buyers.
4. Agents are not
inclined to show homes which are "for sale by owners."
5. If you are not familiar with legal contracts, disclosure forms
and other
legal documents may find themselves with potential legal liabilities if
anything goes wrong.
