Presently, our local market is definitely a "BUYER'S MARKET."  There are many, many great deals out there now.  Many experts feel that the slow real estate market will continue into 2010 and then continue its upward trend.    

"The past few years in the Washington County residential real estate market have been the most robust ever.  Mild winters, scenic landscapes and endless recreational opportunities are convincing thousands of people to build homes in Southern Utah, giving Washington County a #1 ranking out of 3,100 counties nationally in the percent increase of new housing units.  At 38.40%, the St George area ranked #1 in home appreciation in the nation during the first quarter of 2006 when compared to the same quarter a year earlier, according to the U.S. Office of Federal Housing Enterprise Oversight. 

"The question on every homeowner or prospective homeowner's mind is whether or not the real estate explosion will come back.  We know that it has definitely slowed.  In reality, a market adjustment began in mid 2006 that is continuing on today.  A slowdown locally caused by hyper-inflated prices and a flood of homes on the market makes things much more competitive and the "sellers" market which has been the norm for years has now shifted to a "buyers" market.  The equalization in the market is a much needed adjustment as it begins to right itself after years of unprecedented and unsustainable growth.  Conditional are now ideal for buyers.  Interest rates are comparable to 40 year lows, and inventories are higher than they have been for decades.

In Washington County 75% of the land is federally owned, 18% is privately owned, and 5% are Trust Lands and 2% are labeled as "other."  There will always be lots of beautiful land with wide open spaces here in Washington County.
